Normal building maintenance services are performed from 7:30 a.m. - 4:30 p.m., Monday through Friday.

Service Requests

In the event you should experience environmental discomfort or problems with building electrical or plumbing services, an Authorized Tenant Representative should enter a Service Request to the online tenant portal by clicking here.* Service Requests entered through the tenant portal will be promptly dispatched to the appropriate building engineer or management personnel. Status updates and related communications are maintained in the Service Request portal for ample and effective tracking.

*Only the designated “Authorized Tenant Representatives” are granted access to the online tenant portal. Therefore, any requests received by phone or email from additional tenant staff will be respectfully deferred to their Tenant Representatives to enter a service request in the portal. We appreciate your cooperation and understanding.

If your maintenance request is urgent, please do not hesitate to call the Management Office for immediate assistance. However, we kindly ask that all requests still be entered in the tenant portal for proper dispatch and tracking.

Service Request Types:

  • HVAC (After-Hours, Hot/Cold, Other) - All inclusive. To request after hours air conditioning, a completed After-Hours HVAC Request Form must be attached therein the SR in order to be fulfilled.
  • Keys, Doors, Locks - All inclusive. To request suite/restroom keys or fobs, a completed Key/Fob Request Form must be attached therein the SR in order to be fulfilled.
  • Lights
  • Plumbing
  • Electrical
  • Janitorial / Cleaning
  • Trash Removal / Recycling
  • Fire Life Safety
  • Pest Control - Engineers will first investigate the issue. For areas requiring treatment, Building Management can refer you to our trusted vendor.
  • Painting
  • Signage

Hot/Cold Calls: To conserve energy and for the building air conditioning system to perform as designed, your assistance is requested in ensuring that:

  • Blinds are closed when windows are receiving direct sun
  • Thermostat adjustments are made by building engineer only

Additional requests, which are not attributable to building operations but benefit the Tenant alone, must be directed to Building Management via email to ALIIPLACE@AVISONYOUNG.COM. This applies to all vendor services including work to be done in your suite, deliveries, etc. In your email to Building Management, please state the nature of the service, reason for request, and the name of the contractor involved (if applicable)* Such services shall be at the expense of the Tenant.

*Additional information or forms may be required prior to receiving approval from Building Management for contractors to access the building.

We shall make every attempt to respond and resolve your problem or approve your scheduling requests within one (1) working day. Tenant Representatives will be notified if your problem/request will take longer to attend to or to complete.
